Random thoughts on art, technology, stuff, and occasionally Real Estate: What WAZ I Thinking?

What WAZ I Thinking?

One of our agents (Agent C) is holding an Open House today, Saturday December 2, from 12:00 to 3:00 at this sweet  little house (Yeah, "sweet" is a cliche, but it's also true in this case.)

So what's the problem?  1:30 today is the showdown game between USC and UCLA at the Rose Bowl.  Somehow, I had got it into my old gray head that the game started at 5:00 PM.  OOPS.

Oh well, I'll try to talk Agent C into at least taking along a radio tuned to 710AM  (or 570AM) ... And we'll just figure if anyone in L.A.  is out on the street after 1:30 that they must be a serious buyer.  :-)

If any Rainers in the L A area want to check it out ... the property address is 2043 North Avenue 52, Los Angeles, 90042.  On a private cul-de-sac at the crest of the hill before you drop down into Eagle Rock.

Here's our blog for the property:  http://www.2043northavenue52.com/

I'm gradually refining the idea of a separate blog for each property ....  You might say it's still in the Beta stage.

How long have you been doing separate blogs for properties? Have you had much/any responses to your postings? On the link you gave there haven't been responses. Why is this better than a property website?

Sharon, I registered that URL yesterday 12/1.  It is basically a property website, simply in blog format, cause I can now knock out those typepad blogs in a few minutes.  I'm not really expecting anyone to comment or respond.

My thought was I could give sellers (the articulate, creative ones at any rate) guest author passes, and they could sometimes upload their own photos or posts and help their own cause.  You know, something like "...this is a photo of the sunset last night from our deck....."  We'll see if any of them dive in.

Also, once or twice a week, I can add a new post/photo for each property blog, focusing on just one feature.  Something like ... "here is a close-up of the newly refinished hardwood floor..."

But, like I said, the idea is definitely ~beta~   If I decide it stinks, I'll drop it and move on.  :-)

I have about 5 more URLs for listings to register.  I'll get to that a little later today.  No matter what, I think sellers like seeing that unique URL for their listing.

Cheryl,

Your online marketing acumen kills me. A blog on a house?  OK I have a quick question:

It would seem that a blog would be a great place for showing feedback...what iof people start commenting about it being overpriced?

Actually, I bet that would be okay.  A blog war might ensue and a price might be set.  You could always have an appraiser blog his opinion.

Hi Cheryl,

I post my listings to a my own blog and I have control over postings.  All postings have to be approve by me.  On one of my recent listings, I got a nasty posting which was sent to me for approval before it was posted.  Of course I did not post it.

I do use single property web sites and I like them

Brian,  Well, I hope I have enough "self esteem" to handle (read "ignore") any jackass comments.  Truly offensive or obscene ones can always be deleted.  And it might be an eye-opener for sellers to read the honest reactions/comments.

Cheryl, I know what you mean...I've done the same thing without thinking about games, holiday etc. but you never know ...like you said a serious buyer is not watching the game.

By the way, don't forget to come over to Listings by Address and list your property there for the search engines as well as your open houses by listing the address.

Well, in case anyone is wondering:  It was a very slow open house.  USC lost.  I lost my game bet with Agent C and must now buy her lunch.  And life goes on in Sunny L. A.
